Why an empty summer home needs a plan

A home closed up from spring to fall sits through the Valley's hottest months and its monsoon storms with nobody there to notice a problem. A surge that fries the AC board, a GFCI that trips and defrosts a freezer, or a slowly failing connection all go undetected for months. A little planning before you leave prevents coming back to an expensive surprise.

Protect the essentials

  • Add whole-home surge protection. Monsoon surges are the top risk to an unattended home's electronics and HVAC — a panel-mounted device guards them. See surge protection.
  • Keep the AC running (set high). Leaving cooling on at a high setpoint protects the home from extreme heat damage; a total AC failure in an empty house can harm finishes and belongings.
  • Confirm critical circuits. If you keep a freezer, pool pump, or security or irrigation system running, make sure those circuits and any GFCIs feeding them are solid before you go.

Shed the risks

  • Unplug non-essential electronics and small appliances — no reason to leave them exposed to a spike.
  • Address any known issue first: a warm outlet, a nuisance-tripping breaker, or a flickering circuit shouldn't be left to fester in an empty house (here's why a warm outlet matters).
  • Make sure outdoor and pool GFCIs have in-use covers so monsoon moisture doesn't nuisance-trip a circuit you're relying on.

A pre-departure check is worth it

Because you won't be here to catch anything, a quick once-over before you leave carries more value than the same visit would in season.
