The Higley area, and why it's a bit different
Higley used to be its own small community; today almost all of it has been folded into Gilbert, with edges reaching toward Queen Creek and Mesa, and the Higley Unified School District carrying the old name forward through Higley High School and the Higley Center for the Performing Arts. Our shop is right on South Higley Road, so this is essentially our backyard. The housing here skews newer than central Gilbert — master-planned communities like Adora Trails and the built-out sections of Power Ranch and Higley Groves went up largely in the 2000s and 2010s, on generous lots near Gilbert Regional Park and within sight of the San Tan Mountains to the south.
What newer Higley homes call us for
Because these homes are younger, the problems differ from the older tract stock elsewhere in the Valley — the calls skew toward adding capacity and features rather than chasing failures.
First, EV charging on newer panels. Higley-area homes often have 150- or 200-amp panels, but a 48-amp Level 2 charger on top of two ACs and electric everything still needs a real load calculation — and sometimes a subpanel — before it goes in. EV installs are one of our steadiest requests out here.
Second, big-lot outdoor and casita work. The larger lots around Adora Trails and Higley Groves invite backyard builds — casitas, shops, pools and ramadas — which mean feeders, addition wiring and outdoor lighting that has to survive the sun and monsoon.
