Mesa is one of Arizona's oldest cities, founded in 1878, and that history shows up in its wiring. No other town we serve packs in such a range of housing eras: century-old bungalows near downtown and the Mesa Arts Center, mid-century ranches, the 1970s-and-80s lake community of Dobson Ranch, the foothill homes of Las Sendas below Usery Mountain, and — at the far end — Eastmark, a master-planned community still filling in with 2010s-and-later builds. An electrician who only knows new tract homes is out of their depth on a 1950s Mesa panel, and vice versa. We work across all of it.

The problems that come with Mesa's older stock

Because so much of Mesa predates the newer suburbs, the calls skew toward safety and modernization.

First, obsolete and hazard-brand panels. Older central-Mesa and 1970s homes are where we most often find Federal Pacific and Zinsco panels — brands with a documented history of breakers that fail to trip — which is a leading reason for panel replacement here rather than a simple repair.

Second, aging and ungrounded wiring. Mid-century Mesa homes may have ungrounded two-wire circuits, cloth-insulated runs, or the occasional aluminum branch wiring — conditions that push toward rewiring or targeted remediation rather than patching.

Third, too few circuits for modern life. A 1970s Dobson Ranch kitchen wasn't wired for today's countertop appliances, so remodel wiring and added circuits are common. Meanwhile, newer Eastmark homes call mostly for EV chargers and lighting — the opposite end of the spectrum.

A wrinkle worth knowing: who provides your power

Mesa is unusual in that the City of Mesa provides electric service to part of the city, while SRP and APS serve other areas. That matters on a panel replacement or service upgrade, because the meter disconnect and reconnect are coordinated with whichever utility serves your address.
